Hurricane Season Prep Guide for South Florida Homeowners

Atlantic hurricane season officially begins June 1 and runs through November 30, but South Florida homeowners know that the real preparation window is April and May — when you still have time to address structural vulnerabilities before the first named storm appears on the radar. Every year, homeowners who waited too long find contractors booked solid and permit offices backed up. This guide covers what to prioritize, what to inspect, and how to make a plan before the season begins.

Start with your home's envelope — the exterior shell that separates the inside from storm conditions. In a major hurricane, structural failure almost always begins with a breach: a window fails, water and wind pressure enter, and the resulting internal pressure can lift the roof. Building engineers call this the 'domino effect,' and it's why modern building codes focus so heavily on opening protection. Walk every room and assess each exterior window, door, and skylight. Are they impact-rated with a Miami-Dade NOA or Florida Product Approval number? If you don't know, they probably aren't.

For homes with accordion shutters or panel shutters, inspect the hardware. Check that tracks are clean and unobstructed, panels are stored accessibly and undamaged, and locks and latches engage cleanly. Shutters that fail to deploy — because tracks are corroded, panels are missing, or locks are seized — provide zero protection. If you find any issues, have them repaired before June. Consider that if you're on the road during a storm watch, you may not be able to return in time to deploy shutters, leaving your home completely exposed.

Impact windows and doors require less pre-season maintenance than shutters, but they're not entirely maintenance-free. Each spring, inspect the perimeter sealant (the bead of silicone around each window frame) for cracking or separation. Sealant failure allows water infiltration during heavy rain — not a structural failure, but a damaging one. Check operable windows and doors for smooth operation; a casement that won't close fully is a vulnerability. Clean weep holes — the small slots at the bottom of window frames that drain accumulated water — with a thin wire or spray from a garden hose.

Your roof is the other critical element. Impact windows protect openings, but a roof that fails exposes your entire home to the elements regardless. Look for missing or lifted shingles, damaged flashing around chimneys and vents, and any signs of moss or algae that indicate moisture retention. The standard inspection checklist also covers garage doors — often the largest and most failure-prone opening in a residential structure. A standard garage door rated for 110 mph wind will fail in a Cat 3 storm; hurricane-rated garage doors are rated to 140–170 mph and are worth the upgrade if yours is non-rated.

Create a storm kit in April that will serve you through November. The standard recommendation is 7–10 days of supplies: water (1 gallon per person per day), non-perishable food, prescription medications with extra supply, battery-powered radio, flashlights with extra batteries, a portable battery bank for phones, cash (ATMs fail without power), important documents in a waterproof container (insurance policies, IDs, property deed), and a generator with pre-season fuel. Store supplies in a location you can access quickly — not the top shelf of a closet behind holiday decorations.

Know your evacuation zone. Miami-Dade, Broward, and Palm Beach counties use a lettered zone system (Zone A is highest risk, nearest the coast). Your property's zone determines which storms trigger mandatory evacuation orders. Look up your zone on your county's emergency management website now, while you have time to think clearly — not during a 48-hour storm watch when the site is overloaded. Identify two evacuation routes from your home and a destination as close to home as possible — ideally in your own county. Florida's Division of Emergency Management advises evacuating tens of miles, not hundreds: most evacuees only need to reach a safe structure outside their storm surge zone, often just a few miles inland. A friend's or relative's home, an inland hotel, or a registered shelter all work. Know your evacuation zone at floridadisaster.org.

Finally, review your insurance. Pull out your homeowner's policy and find your hurricane deductible — it's separate from your standard deductible and is often expressed as a percentage of your dwelling coverage (typically 2–5%). On a $400,000 home with a 5% hurricane deductible, your out-of-pocket exposure before insurance pays anything is $20,000. If you haven't made a wind mitigation inspection claim in the last 5 years, schedule one now — a licensed inspector evaluates your roof shape, roof deck attachment, roof-to-wall connections, and opening protection. A strong wind mitigation report can reduce your annual premium by 20–45%.
